Construction Certificate (CC)

A Construction Certificate (CC) is required after a Development Consent is issued by council and must be obtained prior to any building works commencing. A CC confirms that the proposed development complies with the Development Consent, Building Code of Australia (BCA) & any applicable legislation. ALC possess highly skilled accredited certifiers who are qualified to assess & issue Construction Certificates in a timely manner.

NEIGHBOUR COMPLAINTS

Principal Certifiers are only able to action complaints when the complaint is solely related to a breach of building regulations. Issues involving general neighbour disputes need to be resolved between both parties or referred to the correct legal authority (solicitor or police). Lodging a complaint about a building site is treated as a serious circumstance and often costs time and money to the certification company to investigate the claim.

 

 

Principal Certifier Matters

Complaints relating to building work occurring on site that directly affects your property and appears to be contravening the approved building regulations and approval are a matter for the principal certifying authority. In this instance, please fill in the electronic lodgement form and submit to our office.  We will contact you in writing or by phone within 5 working days.

 

Civil Matters

Complaints that relate to boundary fencing issues, (or shared property), should be addressed as a civil matter between neighbours.

Council Matters

Complaints relating to building work that is not part of the development being undertaken by the current PCA role, (for example, a pool being installed but not part of the consent for the house etc) then you will need to contact council to verify responsibility.

Complaint Policy 

Each complaint that leads to an inspection will incur a $200 fee, per inspection. This fee must be funded by the developer/builder/owner or complainant depending on who is deemed at fault after investigating the approved building regulations and construction work in question. 

Making a false complaint (whereby the builder/developer has not breached the conditions of consent or relevant legislation under the EP and A Act) will result in the person making the complaint incurring a $200 inspection fee. However, if the complaint is a result of the builder contravening  the approved building regulations and approval, then the inspection fee will be met by the developer, owner or builder.
